Accounting for electrical wiring in distribution boxes

Electrical wiring in distribution boxes can be classified as part of plant & machinery, building improvements, or leasehold improvements depending on its purpose, ownership, and the nature of the property.Classification Options
  1. Plant & Machinery (P&M) If the wiring and distribution boxes are specific to machinery or production processes, they can be classified as Plant & Machinery. This treatment allows the costs to be capitalized as fixed assets and depreciated at rates applicable to P&M, which are generally higher than building depreciation rates, providing faster tax benefits.
  2. Part of the Building For owned properties, general electrical wiring that serves the building as a whole may be treated as part of the building. These costs are capitalized and depreciated over the building's useful life. For rented properties, the Companies Act requires that improvements be treated as leasehold improvements, not merged with the building, and amortized over the lease term to reflect the temporary benefit.
  3. Leasehold Improvements When the property is leased, electrical wiring and distribution boxes that are general improvements should be capitalized as leasehold improvements and amortized over the remaining lease period. This ensures the expense is matched to the period during which the company benefits from the improvements.
Depreciation and Amortization
  • Plant & Machinery: Depreciation is calculated at the applicable rate under the Income Tax Act, typically higher than building rates, reducing taxable profits faster.
  • Building Components: Depreciation is spread over the building's useful life.
  • Leasehold Improvements: Amortization is done over the lease term, reflecting the temporary nature of the asset's benefit.
Practical Considerations
  • Job-Specific Wiring: If wiring is installed for a specific production line or equipment, classify it as P&M.
  • General Distribution Wiring: If it serves the building or multiple areas, consider building or leasehold improvement treatment.
  • Cost Segregation: For large facilities, a functional allocation approach can be used to separate primary and secondary electrical distribution systems, ensuring proper categorization for tax and accounting purposes. Primary EDS includes main distribution panels and transformers, while secondary EDS includes subpanels and branch circuits feeding specific areas.
Summary

The accounting treatment depends on purpose, ownership, and duration of benefit:

  • Specific to machinery → Plant & Machinery
  • General building wiring in owned property → Part of Building
  • General wiring in leased property → Leasehold Improvements Proper classification ensures compliance with accounting standards, accurate depreciation or amortization, and optimized tax treatment for electrical distribution systems and wiring in distribution boxes .
